Housing Programs

Our housing programs provide stable, quality affordable housing opportunities for low to moderate income families throughout.

We are committed to serving eligible applicants with respect and we will never discriminate against any person on the grounds of age, race, color, national origin, religion, sex, familial status, sexual orientation, marital status, or physical or mental disability.

Public Housing

Public Housing developments are owned and managed by the Housing Authority. These developments are multi-family and single-family dwellings scattered in various sites throughout Montezuma County, Colorado. This is primarily due to the County passing a resolution to develop public housing in scattered sites within its jurisdiction. The Program has separate dwelling units for the elderly, disabled and families with children.

Applicants are placed according to wait list and availability. Families will pay 30% of their adjusted monthly income towards their rent. They must also go through criminal background/credit check to qualify.

Housing Choice Voucher Program

The Housing Choice Voucher Program provides rental assistance to low-income working families, the elderly and the disabled so that they may afford decent, safe and sanitary housing that meets their individual needs in the private rental market.

Participants pay approximately 30% – 40% of their gross monthly income for rent and utilities, with the balance of the rent being paid by MCHA directly to the landlord.

The Housing Choice Voucher Waiting List is currently open.

Eligibility for a Housing Choice Voucher is dependent upon the following factors:

  • The applicant must complete the application and all other necessary forms.

  • The applicant/family must meet eligibility income requirements (see below).
  • Proper submission of all required documents at time of eligibility: Photo IDs, Birth Certificates, Social Security cards and (if applicable) verification of court awarded custody for all applicants.
  • Verification of eligible immigration status – if the applicant(s) are not U.S. citizens, documentation of legal residency of the United States and/or verification of eligible immigration status must be provided.
  • ALL applicants must pass a criminal background check – applicants must not have engaged in any felony, violent or drug related criminal activity in the last five years and/or misdemeanor, violent or drug related criminal activity in the last three years. For more information call 970-565-3831.
  • If an applicant, or a member of an applicant’s household, is subject to a Registrant requirement under a state sex offender registration program, they are NOT eligible for a Housing Choice Voucher.
  • All applicants must be over the age of 18.

Applicants must meet the Very Low Income guidelines (earning no more than 50% of the area median income) established by HUD. ALL programs work from a wait list; which goes by the date and time your application was turned in complete to our office.

Family Self-Sufficiency Program

The Housing Authority of the County of Montezuma’s Family Self-Sufficiency program (FSS) provides supportive services and case management to Housing Choice Voucher program families who seek to make the transition from public assistance to productive employment and economic self sufficiency.

The U.S. Department of Housing & Urban Development requires Housing Authorities that provide Housing Choice Vouchers to operate an FSS program to help families move from a government housing subsidy to economic self-sufficiency. The FSS Program Coordinator recruits current Housing Choice Voucher program participants and assists them with goal setting, counseling, emotional support, crisis intervention and problem solving in order to help them develop job skills, motivate them to seek and retain employment, along with community support and eventually become self-sufficient.

We do not have emergency housing available.

  • Veterans and Veterans’ Families
  • Homeless
  • Voucher Program Only – Residents in public housing that are required to move and there is not a place in public housing to house them.

Preferences will be determined upon receipt of required documentation.

Federal laws preempts State laws; therefore marijuana is not allowed on any MCHA property.

No. Tax Credit Properties have no subsidy, however Housing Choice Vouchers may be accepted.

Housing Authority of the County of Montezuma is not HUD. We are a non profit organization that does receive HUD financial grants.

There is a $40 application fee per adult for tax credit only.
